MGM Resorts International (MGM) has finalized the sale of its operations at MGM Northfield Park, receiving $546 million in cash from private equity funds managed by the Clairvest Group. The transaction marks a definitive exit from the Ohio-based racino for the gaming giant. The move represents a strategic realignment for the company as it seeks to optimize its portfolio. CFO Jonathan Halkyard described the logic behind the transaction, explicitly labeling the sale as a divestiture of a non-strategic asset, suggesting that the property no longer fits into the company's long-term growth trajectory. As part of the transition, VICI Properties, the real estate investment trust that often partners with gaming operators, has entered into a lease agreement with the new operator. This ensures that the underlying real estate continues to generate rental income despite the change in operational management.
